Hscale has secured a contract worth more than $1 billion with an unnamed global cloud provider for hyperscale data centre capacity in Spain, underpinning development of a campus that is already under construction.
The pan-European operator said the agreement represents more than $1 billion in contract value and supports a project involving approximately $1 billion of capital expenditure. First ready-for-service capacity is expected during 2027.
Hscale has not identified either the customer or the exact facility. It describes the site only as being in a strategic metropolitan market on the Iberian Peninsula, while detailed commercial terms remain confidential.
That lack of disclosure limits what can be established about the project’s contracted IT load, power requirement, lease structure, or precise construction programme. Hscale nevertheless describes the development as one of the largest data centres currently under construction in Spain and says the customer agreement creates a framework for further infrastructure opportunities elsewhere in EMEA.
The facility is being designed for cloud and artificial-intelligence workloads, with Hscale citing support for high-density deployments and liquid-ready cooling. Those design requirements are becoming increasingly important as operators prepare new campuses for accelerators with markedly higher rack power densities than conventional enterprise or cloud deployments.
Hscale was launched in 2025 following Bain Capital’s investment in AQ Compute. Its broader European development pipeline exceeds 1GW and includes projects in Barcelona, Madrid, Milan, Frankfurt, London, Oslo, and Zaragoza.
The company has two publicly identified Spanish developments: BCN1 in Barcelona, planned at 50MW, and MAD1 near Madrid, planned at 192MW. Hscale has not said that either is the campus covered by the new contract, and the confidentiality surrounding the announcement means the customer commitment should not be assigned to either project without further disclosure.
The distinction is important in a Spanish market where announced pipelines increasingly run ahead of commissioned capacity. A billion-dollar contract provides substantially more commercial backing than a speculative land or power position, but it does not remove delivery constraints around grid connections, construction schedules, equipment procurement, cooling systems, and permitting.
The deal also arrives as Spain is debating tighter operating and energy conditions for large data centres. Proposed national rules have increased scrutiny of how facilities consume electricity and water and how new loads should interact with the power system. Hscale did not connect the contract to that regulatory process, and the precise site remains undisclosed, but projects entering service from 2027 will have to navigate a policy environment becoming more prescriptive about infrastructure impact.
Spain continues to attract hyperscale investment because of renewable generation, international fibre connectivity, and access to multiple European and intercontinental markets. Madrid and Barcelona remain the established hubs, while Aragón and other regions have emerged as destinations for much larger AI-oriented campuses where land and power can be assembled at scale.
The new customer agreement gives Hscale a major anchor for a platform assembled only last year. Bain Capital acquired a majority position in the underlying data centre business before the Hscale brand was launched, with Aquila retaining a minority stake.
The next useful disclosures will be physical rather than promotional: the campus location, contracted megawatts, grid capacity, cooling configuration, and delivery milestones. Until those emerge, the $1 billion-plus agreement establishes substantial commercial demand for Hscale’s Spanish capacity but leaves the infrastructure footprint behind that commitment largely confidential.
