Magnora Data Center has completed the transaction taking its ownership of the Hämeenlinna data centre project in Finland from 70% to 100%, consolidating control of one of the most advanced sites in its European development portfolio.

The company said all conditions precedent have now been satisfied following the ownership agreement announced on 12 August. Completion gives Magnora full control of a project that has already secured several of the infrastructure milestones needed before a data centre can move towards construction.

The Hämeenlinna scheme has a building permit and a firm grid-connection agreement. Magnora has also signed a letter of intent with the local utility covering district heating, backup power and additional electricity.

The grid agreement was reported by DataCentral on 26 August. Magnora expects the connection in the first quarter of 2029, with the possibility of delivery during the second half of 2028.

The ownership completion is therefore a corporate milestone rather than a new power allocation, but it changes who controls the development decisions as the project advances. Full ownership removes the need to divide those decisions with a minority project partner and gives Magnora the entire economic exposure to any eventual project sale.

That is relevant because Magnora’s development model is built around taking sites towards ready-to-build or near-ready status before bringing in a data centre operator, hyperscaler or infrastructure investor. Hämeenlinna already has more of that development work completed than a project defined only by land and prospective megawatts.

The combination of planning permission and a firm grid agreement addresses two of the largest early-stage risks. It does not mean the site is ready to switch on: the electrical connection still has a future delivery date, while detailed engineering, construction, customer requirements and financing remain part of the path to an operational facility.

The utility discussions broaden that infrastructure package. District heating creates a prospective route for recovered heat, while additional electricity and backup-power arrangements affect how the eventual facility could be expanded and supported. Those elements still need to move from letters of intent into executable infrastructure where appropriate.

Magnora’s half-year report identifies Hämeenlinna as one of the projects attracting particularly strong interest from investors and potential partners. The company has assembled a 650MW gross pipeline across Finland, Sweden, Norway and Italy, but projects at different stages should not be treated as equivalent capacity.

Hämeenlinna’s value sits in the degree to which development risk has already been reduced. A permitted site with contracted grid capacity is easier for a prospective buyer to assess than a greenfield proposition whose power and planning position remains uncertain.

The move to 100% ownership also gives Magnora more flexibility over the point at which it seeks an exit. Selling early can crystallise value while transferring construction risk to an operator; carrying the project further can potentially increase its value but requires additional capital and exposes the developer to more execution risk.

The next significant milestones are therefore likely to concern either commercialisation or delivery rather than ownership. Magnora has already secured the land-development fundamentals it highlights for the project, while the eventual customer, construction sequence and exact timing of energisation will determine when Hämeenlinna changes from a developed site into usable data centre capacity.
