TBC Partners is seeking an environmental screening opinion for another large data centre development at Cambois in Northumberland, with the family office indicating that the site could support up to 300MW.
The proposed Blyth Data Centre would occupy approximately 12 hectares at Factory Road, immediately south of the River Wansbeck. Early documents indicate that the scheme could comprise one or two main data centre buildings together with an onsite electrical substation.
TBC has not yet submitted the full planning application. The current step asks Northumberland County Council to determine whether an Environmental Impact Assessment will be required before the scheme progresses through the planning system.
Construction is provisionally expected to take about two years, while the documents envisage occupation and operation between 2030 and 2035. That long range underlines how early the project remains: layout, capacity, environmental mitigation, grid arrangements, and phasing can still change substantially before construction.
The site’s significance comes partly from what is already planned around it. Factory Road sits alongside Wansbeck Regeneration’s proposed West Sleekburn development and roughly a mile from QTS’s much larger Cambois campus on the former Blyth power-station site.
DataCentral has previously examined the power infrastructure behind the West Sleekburn proposal, which includes three large data centre buildings and associated substations, generation, and emergency power equipment.
TBC’s project would add another potentially substantial load to that emerging cluster. At 300MW, the headline capacity would be comparable with a large industrial power consumer, making the eventual grid connection and substation strategy central to whether the site can move beyond planning.
The early documents indicate closed-loop, air-cooled conditioning intended to reduce water demand. That description suggests an attempt to avoid cooling towers or other systems with significant evaporative water consumption, although the final thermal architecture will depend on the IT load and customer requirements.
The developer also intends to explore reuse of waste heat. As elsewhere in the UK, the practical value of that heat will depend on whether a suitable nearby customer or heat network can take it at the required temperature and on a commercially workable basis.
Cambois is becoming an unusual concentration of data centre proposals outside the UK’s established southern markets. Former industrial land, grid infrastructure, North Sea energy investment, and regional regeneration policy all strengthen the location case, but several large projects pursuing capacity in the same area can also create cumulative constraints.
Substations, transmission capacity, fibre routes, construction labour, road access, emergency generation, noise, and environmental impacts all become more complicated when assessed across a cluster rather than one application at a time. The local planning system will also have to distinguish between land under option, capacity indicated on developer websites, consented buildings, and projects with secured electricity connections.
The Factory Road screening request is therefore not another 300MW of committed Northumberland capacity. It is the beginning of the planning and environmental process for another project competing to become part of the cluster.
The environmental screening decision will be the first formal test. The more consequential test will come later, when TBC has to show how a site of this scale will be powered, cooled, connected, and phased alongside the other large facilities proposed within a few kilometres.
